In Spain the private person like a legal has the right to get the inhabited or commercial real estate.

After the client chooses suitable object of the real estate, for it is brought the deposit at a rate of 3.000 – 8.000 euros. In this case you will be assured, that the real estate is removed from sale and reserved for you. The deposit is recommended to be paid cash, but it is possible also the check of the European bank. The sum of the deposit enters into cost of habitation.

If you get new habitation in a stage of construction the chart of payment depends on paces of input of object in build. In any case, after payment of the deposit it is necessary for you to bring 10 % – 40 % from cost of habitation in time 20-30 days. Final payment can occur already directly at delivery of object, it is solved individually. The credit in the Spanish bank for the sum up to 60 % from a project cost is possible. It also is made out at completion of construction in a notary’s office.

If the real estate in Spain is got in the secondary market (ready) in short timeframe after entering the deposit is necessary to pay 10 % of advance payment. Final settlements and registration of sale and purchase occurs in 30-60 days in a notary’s office.

After signing deal your real estate is registered in “Reglstro de Propiedad” – the Register of the Property. In the Register of the property the main document of purchase addressed to the new owner is made out, in Spanish it is “Escritura Publica”, with assignment of a product key, number of volume, a leaf and record in the registration book, according to these data the object will be registered in all official bodies of Spain. Process of registration usually to last from two about three months after which you receive the Incorporated Original Buying on hands. In case of the mortgage credit the original goes to bank, the buyer receives on hands only notarially certified copy.

Notarially certified copy ”Escritura Publica” and the original of an extract from the Register of the Property – “Nota Simple”, are required for reception of the annual Schengen visa.
